What You’ll Accomplish
- Provide exemplary service and maintenance in order to ensure the tidiness, cleanliness, and welcoming appearance of Association-owned facilities and grounds
- Supervise the Maintenance Department which includes hiring, training, management, scheduling, and evaluation of staff
- Develop and maintain Standard Operation Procedures, Maintenance Manuals, and Material Safety Data Sheets, and operate within OSHA (Occupational Safety and health Act) standards and company safety policies
- Maintain records pertaining to maintenance of facilities and grounds, equipment/asset warranty, and service information
- Completes and delegates repairs and work orders, sometimes overseeing outside vendors or contractors
- Provides monthly report documenting inspection results
- Establish and implement a preventative maintenance schedule and maintains records of planned service
- Prepares bid specifications and makes recommendations for the award of contracts
- Maintains adequate stock of frequently-used items and orders equipment, parts, and supplies
- Participate in the development of the operating and capital budgets and provide data for the annual reserve study
- Provide initial response to calls for service from staff, assess maintenance needs, and take corrective action or route work orders to the appropriate contractor or staff
What We’re Looking For
- Have at least five years’ experience in facility and grounds maintenance, as well as, five years of experience in direct supervision of staff role
- Possess strong computer skills including Microsoft Office products
- Service-oriented, self-motivated, and have the ability to communicate effectively both orally and in writing
- Preferred qualifications include skills in carpentry, general HVAC system preventive maintenance, electric, plumbing, pool maintenance, security camera and other IT systems.
- Ability to manage a staff, and establishment while also maintaining professional, pleasant and polite working relationships
- Be able to work outdoors in various weather conditions, particularly high heat, and to walk long distances to perform physical inspections
- Able to repetitively lift and carry up to 50 lbs. and to perform other physical labor
- Must be able to work weekends, after-hours, and be on-call for emergencies
- Have a valid driver’s license and vehicle insurance
