Job Description

The Maintenance Director will be responsible for managing the project services department. They are to lead the oversight and administrative management of clients' large-scale construction projects. The Director will work with key decision makers, company leadership, fellow staff members, third-parties, and partnering lending institutions and insurance providers. The department adds value to our clients' relationship and will generate increased revenues. The Director of this profit center with significant independence and minimal supervision.

Job Duties and Responsibilities:

  • Act as an additional relationship manager to clients, while providing value-add to clients Be the "first provider" on key large-scale projects, enter into contract with client before construction manager, lenders, or vendors are selected (or RFPs submitted)
  • Act as guide and expert with key decision makers through project planning, vendor selection, and project execution; attend meetings, attend site inspections, produce status reports, communicate with homeowners, and, oversee administrative and project management staff to facilitate project and promote position as expert
  • Structure department to serve clients consistently at a high level with all project work Ensure assigned projects are completed per the client's expectations meeting reasonable deadlines, providing clear bills, quality communication, and professional behavior of crews
  • Manage projects and staff to ensure successful completion of assigned projects
  • Manage and develops maintenance technicians and staff
  • Perform on-site job inspections, status checks, and meetings with necessary parties
  • Responsible for project oversight by attending necessary client meetings to present plans and status updates
  • Oversight of administrative team that supports each project
  • Ability and proficiency to work with clients, architects, and subcontractors to coordinate the design and build the project successfully
  • Review of all contract documents for accuracy of referenced plans, specifications, timelines and project scope
  • Draft subcontract agreements, including applicable scope of work, scheduling and prime contract flow-down provisions
  • Coordinating commencement with owners, vendors, and lead pre-construction meetings
  • Monitor project progress and its communication through owner, key decision makers
  • Issue appropriate authorizations to proceed and issuance of subcontract change orders once approval is secured
  • Address problems that may arise throughout the project and resolve amicably and efficiently so as not to cause delays or project overruns
  • Coordinate final completion of all project close-outs in expeditious manner

Requirements

Qualifications

  • 5- 7 years in a leadership role within the construction management industry, building trade, and/or in construction project management
  • Candidate must be comfortable learning and working with multiple technology platforms possessing a working knowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level
  • Knowledge of typical business correspondence (grammar, structure, punctuation, spelling, etc.) at a proficient level
  • Knowledge of conflict resolution techniques at a proficient level
  • Professional communication skills (phone, interpersonal, written, verbal, etc.)
  • Professional customer service skills
  • Project management at an expert level
  • Self-motivated, proactive, detail oriented and a team player
  • Interpretation and completion of verbal and/or written instructions at a proficient level
  • Time management and time critical prioritization skills
  • Experience in scheduling, bid work, costing, project coordination, submittals, and close-out documentation
