Job Description

 

Following is a summary of duties that are the responsibility of the Maintenance Coordinator for a 100 plus unit Condominium complex:

 

  • Schedules vendors and services providers to perform routine and emergency repairs on the building systems that include, but not limited to, electrical systems, plumbing, emergency generator, fire alarm system, fire suppression system, elevator systems, pool and pool chemicals, pool and spa heaters, building stucco, drainage, landscaping, landscape lighting, irrigation, et al.
  • Maintains an annual schedule for all maintenance provided on scheduled basis.
  • Manages maintenance work order system. Receives maintenance and housekeeping requests via email and telephone requests for building maintenance and housekeeping and generates a work order for either in-house maintenance staff or a service provider.
  • Manages spare parts inventory and orders replacement parts as required. Has sufficient computer knowledge to search internet and identify replacement parts and make recommendations to the maintenance team.
  • Communicates with owners regarding the status of their special requests for such items as elevator pads, moving vans, etc.
  • Communicates with maintenance team regarding work orders and their priority and availability of replacement parts.
  • Communicates with housekeeping team regarding special needs and maintains inventory of housekeeping supplies.
  • Performs routine survey of property to provide oversite of maintenance and housekeeping needs
  • Coordinates with Board of Directors the management of Facility and Emergency Events

 

Applicant Must Have Basic Computer And Communication Skills

 

This position will be located in Punta Gorda, FL candidates must have reliable mode of transportation

 

Requirements

 

This position is part-time with flexible hours for a total of 20 hours per week. The work must be performed on-site and is preferred to be performed as five half-days or three 6 ½ hour days.
