Job Description
Job Summary:
Terrace Ridge consists of 160 condominium units in a total of eight buildings, a clubhouse, pool and deck area and a volleyball court within a gated community. An anticipated total of 20 hours per week of maintenance service should be completed over 6 days. Personnel would be expected to be flexible within their roles, assisting others when required. Interface and close involvement with Janitorial staff will also be important.
Essential Duties & Responsibilities:
The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.
Maintenance Work Scope:
- Inventory and Equipment
- Supplies to be provided by Association/Janitorial contractor
- Order from HD supply to ensure availability
- Supplies to be provided on request from Association/Janitorial contractor
- Tracking Expenditures
- Maintain receipts for all expenditures.
- Inspect Association supplied equipment
- Ensure all equipment in safe condition
- Report all faults and damage promptly.
- Keep all areas secure
- Garage doors/ office door
- Keep SDS book updated with new chemicals
Weekly Responsibility:
- Maintain lights on and in clubhouse/ exterior of mailbox/ inside of elevator/ exterior and breezeways of buildings
- Replace any broken/burned out bulbs, with identical or equivalent
- Replace any broken light fixtures or covers
Clubhouse and Pool:
- Report vandalism
- Visually inspect clubhouse fixtures and equipment
- Repair and paint drywall damage
- Refrigerator, dishwasher, microwave, garbage disposal, television, gym equipment, washroom equipment
- Repair minor problems or Report all malfunctioning equipment to FSR
- Ensure appliances working properly
Game room:
- Repair pool cues
- Report to FSR any damage to machines, pool table cloth or pool table equipment
Clubhouse A/C:
- Check thermostat settings and system maintaining set point
- Change filters
Monthly Responsibilities
- Inspect gutters and drains
- Repair and clean as needed
- Elevator check
- Elevator phones/ fans
- Replace burnt out bulbs
- Pressure washing
- Sidewalks and curbs (2x per year)
- Breezeways as required (first floor minimum 2x per year, upper floors 1x per year)
- A/C condensation drain lines
- Janitorial staff will vacuum A/C drains from exterior minimum, air pressure through inside connection as needed
- If any plugging issues persist after cleaning, Janitorial will report the issue to maintenance for them to resolve
- Attend individual units per request.
As needed responsibilities:
- Water penetration
- Work with Janitorial to determine if responsibility is for association or homeowner
- Light plumbing/ electrical maintenance and repairs
- All items allowed within Florida handyman classification
- Bathroom equipment
- Sink and faucets
- Unclog drains / toilets as required
- Install like-for-like faucet, garbage disposal, toilet, lighting fixtures, ceiling fans
- Maintain all low voltage (24 or 48 volt) hardware (ie, all lighting system sensors)
- Replace any burned out street light LED bulbs
- Install / Replace as required
- Toilet paper holders/ paper towel holders
- Soap dispenser/ minor drywall etc.
- Blinds/ draperies/ art
Emergency responsibilities:
- Hurricane / storm
- Inspect grounds for potentially hazardous objects, secure or remove as required
Equipment Vendors:
- Liaise as necessary with Janitorial and critical equipment vendors
Special project:
- Paint areas of pool deck and around spa as required
- Repainting exterior breezeway floors, walls, railings, stairs as required
- Repair clubhouse door and window fixtures
- Arranging access for and liaise with vendors
- General paint and repairs to clubhouse and its equipment
- One off miscellaneous projects of a maintenance handyman nature
Supervisory Responsibility:
No
Education & Experience:
- High school diploma (preferred)
- Computer skills
- Effective written/verbal communication.
- Valid Driver's License.
