Community and Facility Maintenance

DAILY DUTIES

Time of Day Duties

Early AM

Early AM

COMPACTOR

Clean up exterior and bulk item area to ensure access and neatness; ensure good working order of compactor

Occasionally: clean up floor while emptied; pressure wash as needed

AMENITY CENTER:

Gym - Empty and remove trash from receptacles; give the room a once-over for anything that needs attention

Once per week - dust, vacuum, clean floor (with water only, no chemicals)

Bathrooms - Empty trash and wipe up; fill soap and towel dispensers as needed

At least once per week or as needed according to use - thoroughly disinfect fixtures, dust windows, remove insects, mop

floors

Playground - remove debris; empty waste can

Pool Deck - Empty and replace waste receptacles around pool area; clean up litter

Reset pool furniture and adjust umbrellas; wipe and sanitize tables and chairs;

clean/blow off weather debris from deck; skim leaves from pool;

Clean up litter and debris from all surrounding sidewalks

Early AM M,W,F PET STATIONS: Empty mail station trash receptacles and pet stations ("the Dog Run")

(Could be daily where necessary. M, W,F allows time on T, Th to get to pressure washing earlier)

Suggested Order:

After Clocking-in, gather all Amenity area trash and load into golf cart before heading to the compactor.

After compactor clean-up, return to Amenity Center to prepare the deck and pool, attend to bathrooms, gym

Next, load blower and cleaning materials into golf cart along with dog bags for the Dog Run.

While making the dog run, is a good time to stop and get out at each entry and quickly take care of leaves and litter,

noting which will need return attention for larger issues

Or, do dog bags all the way around, and then do another loop around with the blower.

BUILDINGS:

Mid AM M,W,F Blow/Vac/Sweep out breezeways and entry walkways

Should be able to make it to every center entry minimum 2x per week;

Occasionally: Wipe down cobwebs, dust, dirt that blowing does not remove; clean bugs from light fixtures; hand wipe rails

Learn while doing which entries need regular attention and which need lite cleaning

Change Burned Out Light Bulbs identified by audit or as reported

T, Th Pressure Wash Breezeways/Entry walks, and any perimeter sidewalk sections with algae growth to prevent slip and fall Seeing entries during blowing will bring attention to those that need pressure washing more often

GROUNDS:

Pick up debris and litter in all common areas, and along brush line as observed

Blow/Vac along curbs where there is accumulation

OTHER:

Manager's Work Orders

Keep an eye and ear out for things needing attention to be in good working order, or clean appearance

Other Pressure Washing: Pool Furniture, Mail Station Concrete (hand wash mailboxes),

remove green on exterior surfaces

COMPACTOR:

Check for anything needing attention

AMENITY CENTER:

Check all areas for anything needing attention

DUTIES THAT CAN BE PERFORMED ON A RAINY DAY:

But still need to happen regularly if it does not rain

AMENITY CENTER:

Maintain a clean and safe environment in all Amenity Center interior spaces

Perform preventative lubrication of equipment

Monitor fitness equipment for needed repairs

Dust all window ledges AC vents and returns, baseboards and other surfaces

Vacuum floor and light cleaning of all fitness equipment; clean floor (with water only, no chemicals)

Clean all interior windows, mirrors and fan

(Wash exterior windows when it is not raining!)

Clean and disinfect bathroom floors, counters, mirrors, toilets, urinals and surrounding areas.

Clean and fill soap and paper dispensers as needed

Replace interior lights as needed

Change AC filter

Organize and Clean Up Store Room

Requirements:

Must be able to lift boxes and equipment. Enjoy being outside.
