Job Description

Leasing and Property Inspector – Property Manager with active Hawaii Real Estate License to assist with leasing operation for our Kona portfolio of active long-term and short-term rentals. Seeking experience in residential property management with maintenance knowledge. A problem solver who has a strong hospitality and customer service background.

Job Duties And Responsibilities

  • Provide outstanding management and customer service for long-term and short-term Rental Portfolio, Owners, and Tenants.
  • Reports directly to the Principal Broker and/or Broker in Charge for all issues and procedures.
  • AppFolio, Streamline, and OTA’s experience preferred.
  • All aspects of leasing residential properties to include signing, setting up new accounts, marketing, showing, screening, inspections, lease renewals, rent collection, maintenance work orders, maintaining relationship and communication with owners and tenants, security deposit refunds and evictions.
  • Heavy emphasis on maintenance and housekeeping work orders as well as inspect vendor’s completed work.
  • Move in and move out inspections as well as mid-term inspections for tenant occupied units.
  • Obtain and track estimate for renovations.
  • Work with Oahu accounting team and corporate accounting to ensure efficient and successful rental accounting operation and the ability to analyze basic tenant and customer ledger for any payments, credits, ledgers, tax questions and processing security deposits when necessary.
  • Ability to meet deadlines and the ability to multi-task projects in a fast-paced environment.
  • Vacation rental unit inspections (prior to arrival and after departure).
  • Coordinate preventative and emergency maintenance.
  • Maintain unit inventories and purchase replacement items.
  • Manage daily correspondence and operations tasks to exceed customer and owner expectations.

Requirements

Knowledge, Skills, and Requirements

  • Strong ability to investigate and resolve maintenance issues.
  • Inventory furnished units.
  • Ability to provide outstanding client services for tenants, guests, and homeowners.
  • Knowledge and ability to use Microsoft Office and Teams.
  • Ability to climb stairs and lift 50lbs.
  • May require to some weekends, holidays, and on-call rotation.
  • Clean Driver’s abstract and Background screening (mileage reimbursement).
  • Must have own car and proof of insurance.
  • Education and Experience
  • Associate degree preferred but not required.
  • 2+ years industry or real estate knowledge preferred.
  • Certifications or Licenses
  • Active Hawaii Real Estate License required.
