Job Description

As part of Associa’s efforts comply with ASC 842, the Associa Corporate Real Estate Lease Analyst will be responsible for abstracting operating leases in to Associa’s lease management system (Lease Accelerator). The operating leases consist of real estate offices, office equipment (copiers, postage machines) and auto fleet vehicles. The run rate is ~60-70 office leases and ~150-200 office equipment leases.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Lease Administration Responsibilities shall include:

    • Lease Data Management:
      • Responsible for entering lease data for auto and office equipment leases in to Lease Accelerator and transferring pre-abstracted branch office lease data from ProLease to Lease Accelerator
      • Abstracting leases
      • Tracking costs and assisting with populating reports as needed
    • Office Equipment Lease Management (copiers & postage machines):
      • Tracking office equipment lease expirations & contracts
      • Facilitating equipment leases between branch leaders and vendors
      • Overseeing delivery & installation of new machines and removal of old machines
      • Partnering with Accounting department in efforts to bring leases up to ASC 842 compliance
      • Responsible for all aspects of lease file organization according to ACRE standards, both physical file and electronic files
      • Prepare/update recurring lease reports.
      • Other duties as assigned.

Requirements

MINIMUM REQUIREMENTS:

      • Bachelor’s Degree in a related field (i.e. accounting, business management, real estate) or 3-5 years of related experience or equivalent combination of education and experience
      • 2+ years of experience in commercial lease administration or GL accounting
      • Real estate or accounting designation a plus

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:

    • Comfortability working with high-volume manual data entry with focus on accounting data (mainly rent schedules and dates)
    • Highly proficient with Excel (creating reports and analytics, managing and sorting mass data, etc)
    • Experienced working with lease management software (Lease Accelerator, ProLease, Lease Harbor, Tango, etc)
    • Good written and oral communication skills as interacting with branch offices and vendors is an important part of the role
    • Familiar with contracts and leases
    • Working knowledge of ASC 842 compliance
    • Knowledge of all Microsoft applications including Excel, Word and Power Point
    • Exceptional customer service skills is important
    • Must be able to successfully work well with others in a team environment
