Job Description

 

JOB SUMMARY:

 

Responsibilities include, day-to day maintenance and minor repairs for the property, common areas andother facilities, including performance of community maintenance work. Work should be performedindependently. General supervision is provided by the General Manager.

 

JOB RESPONSIBILITES:

 

Duties include but are not limited to:

 

  • Perform a variety of daily maintenance and custodial tasks, year-round, seasonal and/or asneeded basis. Checklists/Work Orders will be provided. Checklists/Work orders should becompleted timely and in order of priority which will be determined by General Manager.
  • Walk the property regularly to pick up/remove trash and loose debris, replace full trashreceptacles and check pet waste stations.
  • Perform seasonal duties and general maintenance relating to Common Grounds, Parking Area,Entrance Gazebo area and Pool area.
  • Maintain the Office Building area- replace light bulbs, perform general maintenance.
  • Properly winterize all exterior common area plumbing (Pool area shower and drinking fountain,showers located at end of buildings)
  • Check/Perform needed repairs/maintenance to crawlspace areas under all buildings.
  • Store Pool furniture for off season, power wash, inventory and place all pool furniture for startof in-season.
  • Snow-Blow and/or Shovel snow & apply ice melt to the sidewalks and entryways of all buildingsand common sidewalks.
  • Power wash pool deck areas for season – spot power wash through pool season as needed.
  • Clear street drains throughout the community as needed.
  • Assist with property inspections and periodic night light inspections.
  • Analyze day-to-day maintenance needs and report findings to the General Manager.
  • Responsible for recommending preventive maintenance programs and/ or schedules.
  • Keep the maintenance shop/office areas organized and cleaned – proper care of all tools andequipment – report any/all problems to Community Manager.
  • Other duties as assigned.
  • Maintain the pool water quality as CPO.
  • Drive company shop truck, ATV and Bobcat.

 

Requirements

 

Knowledge/Experience/Core Competencies

 

Any combination of education and experience that results in the following:

 

  • Use of hand tools and small power tools.
  • Ability to prioritize daily assignments and work order requests.
  • Ability to exercise sound judgment in emergency situations.
  • Ability to work tactfully and respectfully with co-workers, homeowners and with general public.

 

USE OF EQUIPMENT:

 

  • A cell phone or walkie talkie will be used to communicate with the management team while the maintenance person is on property.
  • Small hand and/or power tools will be necessary to complete certain assigned tasks. Property providesall equipment, tools necessary to perform the above tasks.
  • Use of all mechanical/electrical equipment on the property, as permitted.

 

EDUCATION AND TRAINING:

 

High School graduate or equivalent.

 

WORKING CONDITIONS:

 

Able to work extended hours, including weekends and holidays as necessary for emergency situations.The position may involve working irregular hours. Work schedule may vary according to property relatedemergencies.

 

This role includes some physical elements such as climbing ladders, climbing stairs, lifting, carrying, andmoving objects that can weigh up to 50 pounds. Use of Leaf Blowers and Snow Blowers are included inthe physical elements.

 

This position will alternate between working indoors in a controlled climate and with proper lighting, toan outdoors setting with variable climate and lighting.

Compensation:

 

  • $26-28/hour; direct experience highly considered.
