Action Property Management, a premier management company, is seeking a full-time Lead Maintenance Engineer to join our team at our luxury high-rise association, Millennium Tower, located in San Francisco. Schedule: Monday- Friday; 7:00 AM- 3:30 PM and/ or 12:30 PM- 9:00 PM + On-Call

Compensation: $35.00- $40.00 Per Hour Depending on Experience

Job Summary:

The Lead Building Engineer is responsible for maintaining, correcting deficiencies, and/or making repairs to all “common areas” within the Association. The Lead Building Engineer coordinates the safe and efficient operation and maintenance of all necessary building systems servicing the common areas and units.

The Lead Building Engineer is responsible for supervision of any maintenance personnel onsite, including ensuring that such personnel are performing in accordance to their job description and expectations. The Lead Engineer is expected to be available by cell phone 24 hours per day, 7 days a week for

emergencies.

Essential Duties and Responsibilities:

 Oversee all facets of the daily operation of the building, ensuring compliance with HOA policies and regulations as required by code and regulatory enforcement agencies.
Monitor and maintain optimum performance of all building systems to include mechanical, electrical, fire life safety, security, HVAC and water circulation system.
Create, update and complete all assigned common area work orders.
Plan and implement with approval, modifications of, and improvements to building systems.
Modify and optimize building control software as necessary.
 Supervise all maintenance vendors when on site to ensure work is being performed to exceptional standards which includes recommendations for vendor termination/hiring.
Respond to inquiries and investigate and resolve problems related to homeowner complaints.
Adhere to the preventative maintenance program.
Obtain all permits or cause the inspection of all equipment as required by code.
Operate, maintain and repair all boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water.
Conduct and document an inspection of all common areas at least monthly.
Inspect completed mechanical repairs for quality, safety, and proper operation.
Conduct routine project inspections as directed by the Chief Build Engineer.
Conduct follow up inspection of items noted in need of maintenance or repair, including Annual Maintenance Report punch list items.
Maintain the inventory of tools and supply.
Implement and maintains monthly preventative maintenance program tracking all scheduled maintenance for the building. Maintain records of all common area equipment.

Requirements:

On-Site Engineer experience of at least ten (10) years in luxury large scale communities, hotels, or on site high rise.
An Associate’s degree or equivalent experience in Engineering and/or Mechanical Engineering is preferred or two year college or technical school or equivalent combination of education and experience.
Five (5) years of supervisory experience.
Driver's License
EPA/ 608 License
Weekly Fire Pump Certificate
