JOB DESCRIPTION
TITLE: Maintenance Lead DATE:
DEPARTMENT: Maintenance
Position Summary
A working supervisor; reports directly to the General Manager and Chief Engineer, assists with
Maintenance staff schedules and duties; orders supplies and equipment as needed.
Oversees and performs routine general and preventive maintenance programs of the Symphony Honolulu
property, equipment, and furniture. Works with General Manager and Chief Engineer to coordinate
outside contractors to assist in accomplishing property projects and major repairs and replacements.

Duties And Responsibilities
- Essential Job Duties
- Performs routine general and preventive maintenance of the Symphony Honolulu establishment, equipment, and furniture using hand or power tools in accordance with internal maintenance standards, blueprints, manuals, or safety and building codes:
Performs general repairs of furniture, air conditioning unit filters, fixtures, light fixtures, chairs,
and other fixtures throughout the Symphony Honolulu facility, including the recreation deck,
exhaust vents, BBQ cabanas, and trash compactors.
Performs general repair or replacement of plumbing. Cleans and conducts preparation for
general and finish painting using painting tools and power sprayers.

Inspects and cleans the swimming pool, Jacuzzis, and water features, maintains the pool, and
the filters, and applies or orders prescribed chemicals, as needed. Repairs pool chairs and
cleans pool area.
The pump room, fire room, and all equipment rooms are to be properly maintained.
Trash rooms, trash bins, and recycle bins are to be properly cleaned and maintained.
Picks up recyclable materials from designated areas, as directed.
- Installs equipment, fixtures, appliances, and specialized lighting for Christmas and other special events, as directed by the General Manager and Chief Engineer.
- Requisitions and picks up supplies, equipment, or tools required to complete assigned duties and responsibilities.
- Maintains a daily log of all work performed: records work performs, time required, and other relevant data.
- Take the required steps to safely work with chemicals and disposal of hazardous materials; identify stains and use proper chemicals for removal; operate manual and power equipment safely, work effectively in and around residents.
- Understand and carry out oral and written directions; maintain cooperative working relationships; demonstrate sensitivity to and respect for the diverse residential population within the building.
- Assist the Chief Engineer with building water shutdowns.
- Investigate reported water leaks, find the source, stop the water leak, and advise the resident to call a licensed plumber. Set up fans to facilitate the drying process until the mitigation company arrives. Create an IR report and attach relevant photos.
- Landscaping duties: Maintain outer premises by watering plants, and cleaning entrances. Cutting the grass, trimming the bushes, cleaning, and maintaining the planter beds. The same for the 7th- floor amenities deck landscaping. Maintaining and troubleshooting the irrigation system.
- Diagnosing mechanical issues and correcting them.
- . Repairing machines, equipment, or structures, as necessary.
- Is on call for emergency responses when requested by Management.
- Marginal Job Duties:
- Conducts periodic and ongoing inventory of tools, supplies, and equipment. Reports all
discrepancies to General Manager and Chief Engineer.
- Conducts an inspection of the grounds and facilities of the Symphony Honolulu complex following inclement weather conditions to determine if repairs or adjustments are in order: i.e., wind-blown flower or tree holders, wires, windows, etc.
- Performs other related duties, as directed or required.
SUPERVISION
- Supervision Exercised:
Exercises indirect supervision of all subordinate Maintenance personnel.
B. Supervision Received:
Receives general supervision from General Manager and Chief Engineer.
Requirements
MINIMUM QUALIFICATIONS
- Experience:
Three (3) years’ experience in general maintenance duties and facility in the use of power and hand
tools. Previous experience in hotel, condominium, and residential units preferred.
- Knowledge:
Demonstrated ability in performing a wide range of maintenance skills including carpentry, masonry,
plumbing, painting, and pool maintenance. Knowledge of single and 3-phase electrical wiring. Ability
to read and write; must possess a valid Hawaii driver's license.
- Education/Training:
High School diploma preferred. Trades education or training is highly desirable.
