Essential Duties and Responsibilities:
The Janitorial Technician is responsible for the following tasks:
- Work independently, without supervision, to perform general detailed cleaning duties for all common areas of the community. Respond to special needs as directed by management
- Follow the Janitorial Cleaning Schedule for completion of daily, weekly, monthly requirements.
- Dust, vacuum, clean, sanitize, mop, and dispose of trash to the building
- Clean exterior windows, vinyl fence, signs, etc., and empty outdoor trash containers.
- Clean laundry buildings, drying lines, washers, dryers and lint traps
- Remove calcium deposits on sinks, faucets, drinking fountains, etc. Be familiar with cleaning solvents
- Replenish disposable supplies, such as toilet paper, soap, paper towels, to avoid resident inconvenience
- Notify management for follow up on residential rule violations or problems on the property
- Assist with maintenance related projects as requested; including meeting set-up, landscape, etc
- Maintain inventory of supplies and submit request for orders, as needed
- Operate various cleaning equipment as necessary.
- Use OSHA standards for physical and chemical safety
Education and/or Work Experience Requirements:
- Must have and maintain a valid Florida driver’s license to operate golf cart and association truck
- Able to perform excellent janitorial services with knowledge of chemicals and proper cleaning procedures
- A minimum of one (1) year prior janitorial experience
- Maintain positive, cordial, businesslike relationships with residents and board members at all times
- Work cooperatively with staff members to create team environment & maintain regular, punctual attendance
- Ability to work independently, without supervision when necessary, and to carry out assignments to completion within parameters of instructions given, time restraints, prescribed routines, and standard accepted practices
Physical Requirements:
- Ability to perform the essential job functions, withstand outdoor heat exposure & strenuous physical activity, with full use of limbs & extremities, and unimpaired vision – within ADA guidelines for reasonable accommodations safely and successfully
- Lift and carry up to 30 lbs.
