Grounds/Janitorial/Maintenance (52462)

POSITION SUMMARY:

The Groundskeeper is responsible for maintaining the overall appearance and cleanliness of the community grounds, pool and assist with the cleanliness of the clubhouse facilities.

POSITION RESPONSIBILITIES:

• Inspects the Community on a routine basis removing litter and debris from common areas including the ponds, pool and entrances to the community.
• Maintains Dog Stations removing dog waste at least 2 times (more if needed) a week and dispose in the provided trash receptacle for Tuesday and Friday morning trash removals. Replace dog waste bags in the stations.
• May be required to assist in the loading and unloading of supplies, equipment and/or merchandise.
• Maintains, services, cleans and properly stores equipment (e.g. golf cart.)
• Ability to properly utilize new equipment and follow safety procedures prior to using this equipment.
• Reports maintenance discrepancies or deficiencies in community to property manager for repair or correction.
• Ensures all safety precautions are followed while performing work.
• Work from instructions and complete daily work orders and required forms.
• Perform minor routine maintenance in building (e.g. replace HVAC filters)
• Perform janitorial duties as needed including but not limited to cleaning restrooms, assigned areas and emptying and removing trash. (e.g. washing pool deck)

OPERATING SKILLS, KNOWLEDGE & ABILITIES:

Education/Training:

• Must have experience using hand held tools such as a leaf blower, pressure washer, hose and others.

Experience/Knowledge/Abilities:

• Previous experience preferred. Must comply with OSHA and EPA guidelines concerning storage and use of chemical substances.

Special Requirements:

• Ability to lift 50 lbs following appropriate safety procedures;
• Work in an upright standing position for long periods of time;
• Climb ladders and work at heights above ground level (maximum 3ft);
• Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain);
• Walk and climb stairs;
• Handle, finger, grasp and feel objects and equipment;
• Reach with hands and arms;
• Ability to quickly and easily navigate the property/building as required to meet the job functions;
• Repeat various motions with the wrists, hands and fingers;
