Position Responsibilities:

  • Prepares and updates the Developer Forecast/Budget Models for Master Planned Communities and Condominiums; and presents forecast models in annual community budget meetings.
  • Annually update Pulte custom templates.
  • Analyze operating budgets and cash flow assumptions for Developer Master Planned Communities and Condominiums.
  • Meet with Developer Clients as required to review and modify forecast reports.
  • Compile and analyze past results, monitor variances, identify trends.
  • Update and verify actuals against financial information.
  • Develop and conduct complex studies to determine cost of business activities, financial trending, and “what if” scenarios.
  • Continually analyzes budget creation and data gathering to identify and implement process. improvements, including the creation of ad-hoc reports.
  • Partners with Accounting team members in preparation and improvements to budget template used by the community associations for their annual budgets.
  • Be in contact with Sr. VP of Developer Services and or VP of Developer Services regarding complex budgets, forecasting and Master Planned Community and Condominium budget models.
  • Other duties and special projects as assigned by supervisors.

Knowledge, Skills, And Abilities

  • Critical thinker with a strong attention to detail.
  • Understand accounting functions and processes.
  • Able to organize and manage multiple priorities.
  • Excellent client service and communication skills, both oral and written.
  • Ability to work effectively and efficiently with minimum level of supervision.
  • Computer proficiency, including Excel at an intermediate level.
  • Able to function and contribute in a team oriented atmosphere.
  • Comfortable with public speaking and conducting accounting presentations.

Minimum Requirements

  • Bachelor’s degree in Accounting, Finance, or Business Administration.
  • Two (2) + years of full time, paid, professional experience in GL accounting (Preferably in Property Management).
  • Proficiency with Microsoft Excel, data query, VBA, Macros, and SQL.
  • Proficiency in industry specific accounting software (Preferably VMS).

Physical Demands & Work Environment

  • Sitting at workstation in office environment utilizing the computer.
  • Capable of working extended hours including evenings or weekends as necessary.
