Job Description
Job Summary:
A Facilities Manager oversees a commercial or residential property and makes sure that everything
is in working order. Hours may vary, and sometimes this job requires the facilities manager to be
on call to respond to emergency maintenance situations. The facilities manager may be expected
to have some experience and knowledge of the mechanical and physical components of high-rise
residential buildings and the proper maintenance protocols to prolong their useful life.
Job Duties and Responsibilities: Duties include but are not limited to:
- Manage the Housekeeping, Groundskeeping and Maintenance departments to deliver
maintenance and operations services.
- Ensure the interior and exterior cleaning and upkeep of the property is maintained to the
highest standards.
- Walk the property with the Chief Engineer and schedule necessary projects.
- Obtain bids for maintenance and service-related jobs for both towers.
- Manage all elevator related issues for both towers and meet with Schindler and GM to
find solutions. Attend all elevator modernization meetings.
- Participate in all aspects of the pool structural repairs, BDA system implementation, all
future property projects and assist the GM with the upcoming structural reserve studies
and milestone structural inspections from the City of Miami.
- Manage all water leaks, remediation, neighbor disputes regarding property damage and
insurance claims.
- Ensure all annual inspections are being performed and all deficiencies are corrected.
- Develop and maintain checklists ensuring all mechanical equipment rooms are being
inspected daily, weekly, and monthly.
- Ensure all vendors with maintenance contracts are providing the service on equipment
per contract to protect the life of all mechanical equipment and prevent incidents.
- Manage facilities budget and project planning tasks.
- Hire and direct contracted service providers associated with facility maintenance and
operations.
- Develop policies and procedures for the use of supplies and facilities.
- Other duties as assigned.
Knowledge and Skills:
- Knowledge of general maintenance requirements, (documentation, safety, required
reporting, regulations, etc.)
- Knowledge of HVAC and maintenance requirements, (documentation, safety, required
reporting, regulations, etc.)
- Knowledge of OSHA worksite and personal safety requirements.
- Knowledge of State or local governmental safety inspection requirements.
- Knowledge of conflict resolution techniques at an expert level.
- Professional communication skills (phone, interpersonal, written, verbal, etc.).
- Professional customer service skills.
- Self-motivated, proactive, detail oriented and a team player.
- Time management and time critical prioritization skills.
Requirements
Education and Experience:
- High School Diploma or GED Required
- Associates Degree Preferred
- 5 -- 7 years of directly related or closely related experience
- 5 -- 7 years of Management and/or Supervisory experience
Certifications or Licenses:
- Industry Specific Certification preferred.
- Active Florida CAM License
