Job Description

 

  • Compile task lists for needed maintenance
  • Coordinate weekly maintenance for Recreation/Clubhouse area and Community maintenance
  • issues, such as: minor construction items, sign repair, minor painting, fence repairs, gate issues, retention ponds, Courts, Tot Lots, Dog Park, etc.; trash in storm drain outfall pipes and around Clubhouse/Recreation area, light bulbs, door locks; touch-up of pool furniture and minor repairs, event setup and take down, etc.
  • Coordination of minor maintenance type projects with current Contract vendors.
  • Coordinates annual repair and replacement project scheduling and implementation
  • Performs routine common area maintenance inspections
  • Meets with contractors monthly to evaluate performance, as necessary
  • Works directly with the Landscape/Snow Removal Contractor and Pool Management Company as needed
  • Oversees contractors during renovation projects
  • Works with the Grounds Committee on landscaping projects and contracts.
  • Coordinates all pre- and post-seasonal items such as winterization/de-winterization of the bath house, lifeguard meetings, Keyscan system set-up, vending machine, dumpster delivery/pickup, shade sail installation and take down, bathhouse deep clean and plumbing inspections
  • Create a 3–5-year maintenance plan of all amenities using the reserve study.
  • Coordinate Community Lights Post outages in Recreation area and Townhomes with Laing Electric
  • Connect with First Column (IT) or National Security as needed for repairs (Community Manager and this position)
  • Respond to alarm company calls

 

Requirements

 

  • Knowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level.
  • Knowledge of communities/property/real estate and homeowners associations.
  • Knowledge of the role of the association board, the Community Association Manager, and how those roles interface with the requests of homeowners.
  • Knowledge of typical business correspondence (grammar, structure, punctuation, spelling, etc.) at a proficient level.
  • Knowledge of conflict resolution techniques at a proficient level.
  • Professional communication skills (phone, interpersonal, written, verbal, etc.).
  • Professional customer service skills.
  • Self-motivated, proactive, detail oriented and a team player.
  • Time management and time critical prioritization skills.
  • High school diploma required
  • 1-3 years of experience preferred
