Job Description

Summary:

In a managerial position, candidates should have many years of experience in building maintenance roles. It is preferred that candidates have a background in plumbing, HVAC, general repair, and professional/industrial cleaning. Previous leadership experience is also beneficial. Other candidates may have already served as a facilities Manager or equivalent role and can more easily transition into this new position. Some on-the-job training may be required to get new hires acquainted with the spaces they’ll oversee.

Requirements:

  • Advanced mechanical skills and knowledge of plumbing, HVAC, and other building systems
  • Proficiency with repair tools and techniques
  • Excellent communication and interpersonal skills, including the ability to speak with all levels of employees, residents, and vendors
  • Proper time management, organization, and prioritization abilities
  • Keen attention to detail and efficient problem-solving skills
  • Ability to complete small projects within the community
  • Ability to lift heavy equipment and comfortable standing or walking for long periods of time
  • Ability to oversee building/community projects, renovations, or refurbishments
  • Planning and coordinating all installations and refurbishments
  • Managing the upkeep of all equipment and supplies to meet health and safety standards
  • Inspecting all buildings’ structures to determine the need for repairs or renovations
  • Being able to work in conjunction with the Community Association Manager to discuss budget and purchases

Physical Requirements

  • Capable of working extended hours, to include evenings, weekends, and holidays as necessary.
  • Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
  • Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.
  • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 50 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
  • This position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.
  • Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
  • Must be able to work in small and confined spaces for extended periods of time.
  • Must have finger dexterity for typing/using a keyboard.

Environmental Requirements

Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.

Notwithstanding emergency situations, employees are not permitted to do work in Units without authorization and Board approval. This rule is for the protection of the Staff, Management and all Owners who are Members of the Association in which the Unit belongs.
