Are you a skilled leader with a passion for community management? Rocking K, a premier master-planned community in scenic Vail, is looking for an exceptional Executive Director to enhance our vibrant neighborhood.
Located at the base of the Rincon Mountains and next to Saguaro National Park East, Rocking K seamlessly blends with the natural desert landscape. Formerly Rocking K Ranch, our community now features a 13-acre private park with multi-purpose fields, basketball and pickleball courts, innovative play areas, a zip-line, and a splash pad. Residents also enjoy a network of sidewalks and trails for walking, hiking, running, cycling, and mountain biking.
As an Executive Director, you’ll work closely with the Board of Directors to maintain property values, build positive relationships with residents, and oversee community operations and activities. Your role will include managing architectural processes, organizing board meetings, handling financial reviews, and supervising on-site staff.

At the direction of the Declarant-Controlled Board of Directors or their Designee, implement the community association management contract, the association By-laws, CCR’s and Design Guidelines, approved Board policies, procedures, rules and regulations necessary for the general administration of the Rocking K South Master Homeowners Association. The Association Manager is responsible for overall daily community operations including staff oversight, financial accountability and the common area and facilities.

- Manage daily operations of the Rocking K South Master Homeowners Association including but not limited to:
- Association budget planning, accounting, financial reporting, audits and tax preparation
- Reserve study coordination
- Insurance coverages
- Legal and regulatory affairs
- RKSMHOA community master files and archives management
- On-site general administration
- Declarant relations
- Master developer relations and master developer affiliates
- Builder relations
- Resident relations
- Vendor and contractor relations
- Rincon Valley strategic partner (incl. RVFD, VUSD, Pima County Sheriff) relations
- Utility provider relations
- Common area management, including repairs, maintenance, replacement
- Asset management, including repairs, maintenance, replacement
- Monitoring and surveillance of common area and associated assets
- Builder and resident design review and approvals
- Builder and resident enforcement of CCRs
- Communications
- Professional staff and team development
- Community lifestyle events and programs
- Meeting and community event attendance
- Other duties as assigned by the BOD
- Delegate Association functions to key management personnel and contract providers.
- Ensure compliance with applicable state and federal association management laws
- Develop and maintain a working relationship with the Declarant, Master Developer, RKSMHOA BOD, Builders, Vendors, and Rincon Valley strategic partners
- Oversight of personnel responsible for supervising and directing activities of all contractors.
- Daily monitoring and supervision of compliance with established contractual obligations and community policies and procedures.
- Establish and maintain positive and productive work environment for all Rocking K South Master Homeowners Association employees.
- In conjunction with Board of Directors and staff, establish, draft, execute, and supervise community annual budget; manage capital improvements; review monthly financial statements, monitor community accounts payable, delinquent accounts, oversight of all vendor invoices for payment.
- In conjunction with the Board of Directors and applicable committees provide general oversight and implementation of the financial strategy of the RKSMHOA including, but not limited to, assessment collections, delinquencies, budget administration, reserve funding, and capital improvements.
- In conjunction with the Board, direct contract administration services, including but not limited to, securing competitive contract bids, presenting comparative bid reviews, provide input and recommendations for the Board of Directors regarding bid proposals. Supervise and ensure compliance of all executed contract terms and conditions. Oversee community and contractor liability insurance requirements.
- Oversight of inspections and ongoing and preventative maintenance schedules of all common area elements.
- Act as the liaison to legal counsel for all legal matters relating to the RKSMHOA.
- Foster positive builder and resident relations.
- Oversight of the management of all community personnel, recruiting, training and evaluations.
- Ensure the completion of operating tasks and daily functions delegated to staff and vendors.
- Conduct regular staff, vendor and Declarant meetings to communicate and coordinate management activities.
- Review incident reports and respond accordingly.
- Assist the Board and ALRC in conducting Association meetings. Prepare and provide agendas, board packages and minutes.
- Oversight of proper notification of meetings to owners.
- Ensure compliance with federal and state laws regarding association management.
- Maintains accurate and current association records.
- Performs other duties as directed by Board of Directors.

- Ability to work collaboratively and cooperatively within AAM, RKD, and the broad Rincon Valley community.
- Ability to supervise staff effectively and delegate job duties as necessary.

- Bachelor’s degree or the equivalent.
- Extensive Planned Community Management experience encompassing all of the following, but not limited to:
- Experience with association management within declarant-controlled communities.
- Knowledge of site development and the residential construction industry.
- Thorough knowledge of the HOA Management industry.
- Strong accounting and financial experience within the HOA industry.
- In-depth knowledge of budgets, financial administration along with HR experience.
- Contract administration.
- Meeting facilitation with boards of directors and/or business partners.
- Management of staff and teams.
- Valid Arizona driver’s license.
- PCAM Designation, LSM Designation or equivalent preferred.
- Spanish language proficiency preferred.
