Our Director of Operations is responsible for a wide variety of operational and administrative tasks to achieve a high level of service and deliver results for the collective goals and objectives for CCMC and the association. Primary goals are to meet the needs of our Board of Directors and residents, preserve and enhance property values and ensure the safety of our residents, guests and employees.

What You’ll Accomplish
- Oversee the Maintenance Manager to identify and maintain all facilities and common areas
- Supervise the Landscape Service Provider, Gardeners and all projects associated with Landscape
- Collaborate with the Facilities Manager and act as resource to ensure a smooth and efficient operation of the WaterColor Beach Club and Camp WaterColor
- Oversee the Maintenance Manager to identify and maintain all facilities and common areas in a proactive manner
- Supervise the preparation of initial notices and letters regarding violations of the deed restrictions and maintain necessary records
- Ensure all vendor partners are adhering and performing to their contractual obligations to WaterColor, such as WaterColor’s food & beverage and janitorial partners
- Manage the Compliance and Design Review process, including one employee dedicated to the department
- Attend board and committee meetings as necessary or requested by the Executive Director
- Responsible for monitoring and controlling expenditures for landscape maintenance, access control, replacement reserve items and related budget categories
What We’re Looking For
- Minimum five years of related experience and/or training, or equivalent combination of education and experience
- Knowledgeable in the operation and maintenance of a large master planned residential community and large recreational facilities
- Possess strong communication, writing and budgeting skills
- The ability and skillset to tactfully and effectively deal with a diverse group of people and manage a broad range of community responsibilities
- Must be a good negotiator and project manager, adept at persuading and managing people, good analytical skills, resourceful and creative
- Ability to provide exceptional customer service
- Demonstrate a can-do attitude
- Resourceful and showing flexibility in any situation
- Focus on results
- Interpret, implement and oversee adherence to company standards and applicable laws
- Must be proficient in MS Outlook, Word, Excel, and Windows.
- All potential employees must pass a pre-employment drug screen, driving record, and background check prior to employment
- Must have a valid driver’s license and current vehicle liability insurance
- Experience in HOA maintenance and/or management a plus
Physical Demands/Work Environment
- Must be able to work outdoors in various weather conditions, particularly high-heat and humidity
- May be required to lift and move up to 25 lbs.
