Summary: The Director of Maintenance is responsible for directing, overseeing, and leading the maintenance team of the community. Reports to the onsite General Manager and participates in a variety of projects and contractors. Establish and implement system and procedures to manage daily operations of the facilities efficiently.

Requirements

Essential Job Duties and Responsibilities:

  • Supervise team of three (3) or more.
  • Project Manager for a variety of projects and contractors.
  • Request Three (3) Competitive Bids for all projects over $10K.
  • Manage Pavement Management Plan (PMP) annually.
  • Manage Daily and ongoing Maintenance within the Community.
  • Code & process invoices.
  • Handle all maintenance-related work orders.
  • Work in concert with the GM, staff, resident directors, and committees.
  • Maintain & Repair, and/or cause to be maintained and repaired:
  • HVAC Systems at the Clubhouse, HOA office.
  • Structures: H.O.A., Clubhouse, Maintenance Building.
  • Common area walls.
  • Brow Ditches Inspections and Repairs.
  • IT/Telecommunications.
  • Pool equipment operations.
  • Sports courts.
  • Infrastructure.
  • Streetlights within community.
  • Lights on community buildings.
  • Camera Access Systems if applicable.
  • Electronic RV Lot Gate Access if applicable.
  • Practices and adheres to Keystone’s Core Values, Mission, and Vision.
  • Any additional job duties as required by supervisor.

Qualification Requirements

  • Strong leadership qualities and experience.
  • Project management experience.
  • Experience in preparing scope of work and RFP for various projects.
  • Knowledge in all facets of maintenance equipment.
  • Organizational skills and the ability to prioritize.
  • Ability to communicate with residents, co-workers, and management in a professional and courteous manner.
  • Strong proficiency in Microsoft Suite programs (Word and Excel).
  • Must be able to multitask and have strong organizational skills.
  • Ability to communicate effectively and efficiently in a public setting.
  • Must possess valid Driver’s License and maintain clean MVR.
  • Must have reliable transportation and the ability to drive to and from communities.
  • Excellent interpersonal skills.
  • Strong verbal and written communication.
  • Proficient in English.

Education And/or Experience

  • 5 or more years of experience working in a maintenance related role.
  • High School diploma or GED required.
