CCMC currently has a Director, Community Experience, and Resident Support position available at Sterling Ranch in Littleton, CO!
POSITION SUMMARY:
The Director is responsible for multi-year strategic planning of resident support that manages the daily business operations of the Community as required in the governing documents and state law and as outlined in the CCMC management contract. The Director serves as an integral part of the leadership of the community, acting as an advisor to the Board, General Manager, and volunteer committees involving policies and procedures and creating a variety of social, outdoor, and other opportunities to promote and maintain a true sense of this Colorado community.
ESSENTIAL DUTIES:
Oversees office functions ensuring that the needs and requests of the residents are dealt with in a timely and professional manner.
Develops and administers the annual operating budget.
Provides professional guidance to the Board and General Manager regarding their policy-making duty as fiduciaries.
In coordination with the General Manager serves as a liaison between the district and other entities, including the developer, builders, sub-associations, commercial parcels, or club facilities, and schools or public facilities.
Recruits, hires, supervises, and evaluates site employees in accordance with CCMC personnel guidelines. Coaches employees to develop skills and advance within the district and CCMC staff. As necessary, disciplines and terminates personnel.
Ensures that the District’s liability and damage insurance policies conform with requirements of the governing documents and applicable law.
Oversees operation and maintenance of all assigned facilities, ensuring that contractors and staff are adequately trained and equipped.
Ensures that all district correspondence and notices are accurate and timely.
Oversees the covenant enforcement and architectural design review processes in accordance with the governing documents, applicable law, and CCMC protocol.
Regularly inspects facilities and prepares bid specifications for contract work and assists the General Manager in qualifying and selecting contractors by ensuring that the contractors have appropriate expertise, licenses, and insurance prior to being considered for any association contract.
Responds to and assists with after-hours emergency calls.
Demonstrates leadership and professional image to associates, guests, competitors, residents, potential new homeowners, local community representatives, vendors, and sub-contractors.
KNOWLEDGE, SKILLS, AND ABILITIES:
Extensive knowledge of federal and state laws governing the operation of metropolitan districts and/or community associations as well as the community’s governing documents and rules.
Excellent people skills and proven ability to maintain working relationships with residents and volunteers.
Experience and ability to recruit, develop, train, supervise, and motivate staff members. Proven ability to develop and execute long-range plans.
Strong speaking and writing skills, with the ability to communicate effectively on a variety of levels.
Strong organizational, supervisory, and conflict resolution skills.
Computer skills in Windows environment. Ability to learn and train others on software.
PHYSICAL DEMANDS/WORK ENVIRONMENT:
Must be able to work longer than an eight-hour day or a forty-hour week.
Must be able to respond to after-hours emergencies as necessary.
MINIMUM QUALIFICATIONS:
At least 5 years of progressive experience in on-site large-scale municipal, district or community association management
Bachelor’s degree or equivalent in business, public administration, or a related field
Strong financial background; and the highest level of customer service, sophistication, and professionalism.
Minimum CAI credential of CMCA designation, with the ability and intention to obtain the PCAM designation.
The candidate must also have strong and creative leadership skills; a broad integrative approach to problem-solving; strong technical skills in budgeting and financial management; proven communication and interpersonal skills; knowledge of industry-related software; strong financial acumen in the preparation of annual budgets; strong understanding of marketing and business development and a proven ability to drive growth and profitability.
Must have a valid driver’s license and current vehicle liability insurance.
PREFERRED QUALIFICATIONS:
Proven industry expertise with large-scale community management experience.
Associates degree or higher from an accredited college/university.
Minimum state credential necessary to qualify for any required state certification or licensing.
Pay $110k-$120K
