The Developer Services Manager role provides management, direction, leadership, and oversight to the preopening and opening processes to ensure the developer relationships and accounts are maintained and operated in accordance with the company standards and established community objectives. This position will work with Developer representatives, onsite operations team, and KWPM departments prior to opening the project up to TCO. The position is responsible for preopening deliverables, developing programs and systems to support the strategic direction and aligning business plans with organizational objectives. This position will report directly to the Senior Director of Developer Services.

Job Duties
- Creation of project schedules that align with the vision of the client as well as KWPM.
- Assist in updating and preparing annual budgets for the new properties.
- Strategic planning and execution to enhance profitability, productivity and efficiency throughout the company’s operations.
- Develop and manage the client’s vision to ensure customer satisfaction. Identify any issues that may lead to client terminating the contract.
- Implement processes and systems that will generate higher productivity and revenues. Create, implement, and conduct quality control of the standard operating procedures (SOPs), templates, and forms of the department and property.
- Work with and provide feedback to the District Managers to ensure that all operational systems are continuously evaluated for proper operation, relevance and utilization.
- Interact regularly with individual department heads to ensure that company’s operational priorities are aligned with total company direction.
- Continually investigate and introduce process improvement measures and presents suggestions to Senior Director and for consideration.
- Build and maintain relationships with Developer throughout the project, including after hand-off to the operations team.
- Review construction site plans to create SOP’s and budgets specific to the property, such as startup budgets, annual budgets, buildout of back of house spaces, technology needs, amenity programming, loading dock procedures, parking procedures, etc.
- Train management on turnover deliverables as required by statute and track until completion.

Required Experience And Education
- Bachelor’s degree
- Three years of experience related to the job duties listed above.
- Must have 3 years of experience managing teams and projects.
- Must have a valid Florida driver’s license
- Must possess strong managerial background
- Ability to read, analyze, and interpret technical procedures, financial statements / audits, regulations or documents with a similar degree of complexity
- Must be proficient and have good working understanding of latest technologies; such as but not limited to Microsoft Office and build knowledge & adeptness in application in response to in-house trainings
- Employee is sometimes required to work for extended periods of times being flexible in the hours which could include nights and weekends
- Must have the ability to react and address all emergency situations in a timely manner. Must be available for all emergency calls.
This job operates in an office setting and on construction sites. Team member will visit sites that are mixed-use projects, condominium high-rise buildings, and homeowner associations that may have food and beverage operations on-site. The sites will have moderate to loud noise and may be under construction.

While performing the duties of this job, the employee is regularly required to write, talk and hear. The employee is frequently required to stand, walk, use hands to finger, handle, or feel, and reach with hands and arms. The employee will be required to lift objects up to 25 lbs. The position requires walk-throughs of the properties within the portfolio to identify any inconsistencies of the company standards.
This is a full-time, exempt (salaried) position. Evening and weekend work may be required as job duties are in demand. This schedule may change to accommodate the business needs of the company.
This position requires travel. Travel is primarily locally during the business day, although some out of the area travel and overnight may be expected.
