Job Description
Beach-Pool Technician Job Description
The purpose of this job description is to identify specific responsibilities concerning our Pool Area, our Fountains, our Promenade Area, Our Tennis Court Amenities Deck, and General outside facilities. These responsibilities will be broken out by these categories.

POOL AREA RESPONSIBILITIES
1.) Test all water levels and balance chemicals as needed on a daily basis first thing in the morning.
- Tests should include: pH, Free Chlorine, Total Alkalinity, Stabilizer, and Salt Levels
2.) Vacuum and skim pool on a daily basis as needed.
3.) Brush pool sides as needed.
4.) Empty filter baskets and clean filters as needed.
5.) Backwash filter as needed. This should be done at least every other week.
6.) Tiles should be scrubbed and cleaned as needed. These tiles should be checked on a daily business.
7.) All above responsibilities are also required for the Fountains on the pool deck.
8.) Clean tables and chairs as needed. These should be hosed down and then dried when needed.
9.) Clean tops and bottoms of lounge chairs on a daily basis. These should be hosed down and dried when needed.
- The lounge chairs should be disinfected on a weekly basis or sooner if needed.
10.) Pool deck should be swept of debris as needed.
- Accumulated water should be swept down to the drains. Particular care should be taken for water accumulating under the lounge chairs.
11.) The Grassy Areas should be swept clean of debris on a daily basis.
12.) The Pergola on both the North and South sides should be cleaned as needed.
13.) All Umbrellas should be put up in the morning and lowered before the end of shift, unless residents or guests are still occupying these tables. If this is the case, then it should be communicated to other maintenance personnel to lower these umbrellas before their shift ends.
- The raising and lowering of these umbrellas is dependent upon wind conditions.
14.) Arrange lounge chairs and table chairs in orderly fashion. These chairs should be checked hourly.
15.) Power wash pool deck twice per year or as needed.
16.) Shower Area should be cleaned on a daily basis.
- Particular attention should be made to look for any mold or mildew build up.
17.) On a daily basis it should be determined whether to put the Fountains on based on weather and wind conditions.
18.) Trash containers should be checked every couple hours and emptied when needed.
19.) Enforce all Pool Rules.
- Particular attention should be made to the “No Smoking� rule and the “No Emotional Support Animals� rule.
- Particular attention should be made to the rule requiring a towel to cover the lounge chairs.
- Particular attention should be made to the rule that eating is only permitted at the large round tables.
ALL POOL RULES SHOULD BE INCLUDED IN THESE RESPONSIBILITIES

PROMENADE AREA RESPONSIBILITIES
1.) Clean tables and chairs as needed. These should be hosed down and dried as needed.
- Tops and bottoms of lounge chairs and table chairs should be cleaned.
- These chairs should be disinfected weekly or sooner if needed.
2.) Sweep and clean Bocce Court as needed.
3.) Check both Barbecues daily and clean as needed.
- Review schedule of reservations for the use of the barbecues.
- Inform management of those that did not reserve barbecues through Building Link or through Security.
- Clean mats in front of Barbecues as needed.
4.) All Umbrellas should be put up in the morning and lowered before the end of shift, unless residents or guests are still occupying these tables. If this is the case, then it should be communicated to other maintenance personnel to lower these umbrellas before their shift ends.
- The raising and lowering of these umbrellas is dependent upon wind conditions.
5.) Trash containers should be checked every couple hours and emptied when needed.
6.) Arrange lounge chairs and table chairs in orderly fashion. These chairs should be checked hourly.
7.) Clean small lounge tables as needed.
8.) Sweep clean entire deck of cigarette butts and other debris as needed.
9.) Power wash pavers including steps to pool twice a year or as needed.
- Area between beach and pool steps and G1 garage door needs to be cleaned more often as needed.
10.) Sweep clean entire paver walkway between the Commodore and Southpoint.
11.) Sweep clean entire paver parking areas in both the North and South lots.
12.) Sweep clean entire sidewalk area in front of buildings down by Galt Ocean Drive.
13.) Sweep clean ingress and egress drives and circle area in front of lobby.
14.) Enforce all Promenade Area Rules.
- Particular attention should be made to the “No Smoking� rule and the “No Emotional Support Animals� rule.
- Particular attention should be made to the rule requiring a towel to cover the lounge chairs.
ALL PROMENADE DECK RULES SHOULD BE INCLUDED IN THESE RESPONSIBILITIES
TENNIS COURT AND AMENITIES DECK RESPONSIBILITIES
1.) On a daily basis, check conditions of the tennis court and amenities deck.
- Sweep any water from the tennis court area towards the drains.
- Report any damage of the surface or netting to management.
- Close netting when needed due to winds.
2.) Sweep deck and pickup any debris when needed.

BEACH AREA RESPONSIBILITIES
1.) Daily rake the beach approximately 60 feet X 60 feet after turtle people at finished their inspection.
2.) Remove any loose trash from the beach area as needed.
3.) Remove any loose palm fronds from the Sea Oats and Beach as needed.
4.) Rake any seaweed down to the beach line where the Beach Raker can pickup daily if needed.
5.) After Beach Raker has completed sweep, rake 2 to 3 openings of further seaweed that has accumulated to allow entrance and exit to ocean from beach if needed.
6.) Power wash lounge chairs and clean monthly.
- Hand clean tops and bottoms as needed.
- At least 20 chairs should be cleaned per week.
- This cleaning should be done as early as possible.
7.) Every hour gather the beach lounge chairs left unattended and return them to the stacks.
- These stacks should not be stacked too high whereby residents and guests cannot reach the top chair.
8.) Gather all unused chairs and return them to the stacks before the end of shift.
- Inform other maintenance personnel if there are still residents or guests using the chairs at the end of your shift.
9.) Assist residents and guests with lounge chairs when on the beach if needed.
10.) Pick up mats in the beach shower area and hose down cement free of sand at least two times a day if needed.
- Clean and sanitize cement patio if any mold or mildew is present.
11.) Trash containers should be checked every couple hours and emptied when needed.
- Particular attention should be made that there are containers on both sides of the gated area.
- Particular attention should be made that there is a recyclable container outside the gate and should be handled accordingly with our recyclable program.
13.) Check throughout the day that the paper towel dispenser is loaded and is working properly.
14.) Enforce all Beach rules.
- Particular attention should be made to our rule concerning only 2 lounge chairs per owner.
- This rule can be ignored if there are plenty of chairs for everyone.
- This rule needs to be reinforced during our peak season.
- Particular attention should be made to our rule requiring a towel covering the lounge chair.
- ALL BEACH RULES SHOULD BE INCLUDED IN THESE RESPONSIBILITIES
Education/Training/Certifications/Licenses:
High school diploma or equivalency preferred. May require Certified Pool Operator certification.
May require CPR and/or Lifeguard certification.
Experience/Knowledge/Skills:
One (1) to Two (2) years of related work experience. Strong working knowledge of customer service principles and practices. Excellent interpersonal and communications skills.
Computer literacy:
Intermediate command of computer hardware/software is required; specifically, knowledge of Microsoft Windows, Word, Excel, Power Point and Outlook. Experience in maintaining a website is desired
Language requirements:
Bilingual preferred but not required.
Travel and availability requirements:
May be required to travel for training sessions off-site on an ad-hoc basis. May be occasionally required to cover for site staff when needed.
Ability to work extended hours and weekends. Ability to respond to emergencies in a prompt and responsible manner.
Physical Requirements:
Ability to lift up to 40 lbs.; work in an upright standing or sitting position for long periods of time, may fluctuate. May handle, grasp and lift objects and packages. Reach with hands and arms, communicate, receive and exchange ideas and information.
Ability to quickly and easily navigate the property/building as required to meet the job functions; complete all required forms.

Working Conditions:
The majority of work will be completed outdoors in a non-temperature controlled environment with moderate noise levels.
