Job Description

The Community Manager is the liaison among homeowners, board of directors, committee members, members of the community's association and various internal departments, such as maintenance, covenants and code enforcers, vendors, suppliers, and subcontractors. The Community Manager responds to homeowners' inquiries, ensuring their needs are met, the property is well maintained, and supports the initiatives set forth by the BOD and association.

 

Job Duties and responsibilities

 

· Supervise the operation and administration of the Association in accordance with management agreement and the Association's policies and procedures.

· Ensure Associa community management tools are being effectively developed and utilized such as annual calendar, action item list, resolution worksheets, timed agendas, RFP matrixes, committee charters, procurement procedures, FY operating budget, updated resident information in the data base, etc.

· Review monthly financial reports and ensure management summary is submitted to the association Board of Directors.

· Provide and/or oversee recommendations to the Association Board of Directors and committees regarding major capital expenditures as required to maintain the desired community appearance and operation.

· Oversee the AP process and monitor corporate and client delinquency rates and collections process for account portfolio.

· Attend Board meetings per the management agreement and community events as needed.

· Prepare Board packages according to established time frames.

· Ensure Board of Directors is aware of legal actions involving the Association.

· Assist Board of Directors/ARB with architectural review process and/or routine inspections as necessary

· Oversee inspections, contract files, routine and special project vendor management including procurement as well as performance evaluation as contracted.

 

Knowledge and Skills

· Knowledge MS office Suite, proficient time management, prioritization, and conflict resolution skills.

· Knowledge of communities/property/real estate and homeowners associations.

· Professional customer service skills, communication skills (oral and written), and correspondence (grammar, structure, punctuation, spelling, etc.)

· Self-motivated, proactive, detail oriented and a team player.

 

Education and Certifications

 

· Associates Degree Required; Bachelors Degree Preferred

· 0 – 3 years of Management and/or Supervisory experience

· 3 – 5 years of Community Association experience

· CMCA or AMS desired, not required
