Job Summary
Works with the CAM, Design Review Coordinator, and Security to develop strategies to improve the property’s compliance program for new construction/ remodels, owner property maintenance, and the community’s rules and regulations. Implement enforcement of property guidelines via violations and fines. Act as liaison between HOA and Property Managers for guest education and compliance.
Essential Duties & Responsibilities
- Work with DRB to Supervise and monitor exterior maintenance during construction and remodels.
- Cooperate with Security to vet ingress and egress of property
- Conducts inspection of owner lots to ensure compliance with community standards for property maintenance, including all structures, landscaping, and other improvements comprising the lot.
- Coordinates compliance with HOA vehicle registrations, including auto and golf cart rules.
- Oversee Amenity Fee assessments.
- Act as liaison between HOA and property managers in matters of rental guests, including communication, education, and enforcement.
- Implement a system to document rental management companies for each rental property and keep up-to-date contact information.
- Oversee rental season traffic check in’s to ensure minimal disruption, including coordination with property managers.
- Develop strategies to best accommodate rental traffic in areas of check-ins, pool use compliance, boardwalk traffic, etc.
- Participate as a non-voting member of the Design Review Committee to improve the property’s remodel and property maintenance program. Leads development and implementation of any action items generated from said meetings associated with areas of his or her responsibility.
- Conduct business at all times with the highest standards of personal, professional, and ethical conduct.
- Perform or assist with any operations as required to maintain workflow and meet schedules.
- Notify CAM of unusual equipment or operating problems and the need for additional material and supplies.
- May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain a specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
- Ensure all safety precautions are followed while performing the work.
- Follow all policies and Standard Operating Procedures as instructed by Management.
- Perform any range of special projects, tasks, and other related duties as assigned.
Supervisory Responsibility
- Indirectly supervises associates within the assigned property as it relates to compliance and guest services.

- Must have strong proficiency in Windows and Microsoft Office, including but not limited to Word, Excel, PowerPoint, and Outlook. Proficiency in researching the Internet. Previous experience with financial and accounting programs is preferred.
- Ability to work with sensitive or confidential information.
- Ability to meet deadlines and work well under pressure.
- Ability to work well in a team environment as well as independently. Must be self-driven with the ability to identify, plan and prioritize business opportunities.
- Ability to adjust to changing circumstances.
Physical Requirements/Working Environment
This position works under usual office conditions but will also require field inspections of the property. The associate is required to work at a personal computer as well as be on the phone for extended periods of time. Must be able to stand, sit, walk and occasionally climb. The incumbent must be on call at all times and able to work extended and flexible hours and weekends as needed. Physical demands include the ability to lift up to 50 lbs.
