Job Description

The Chief Maintenance Engineer is in charge of resolving and preventing technical issues while communicatingproperly with other workers and clients in the organization. Most Chief Maintenance Engineers are part of abig team that deals with making sure that all equipment used by their company is working correctly andup to standards. Moreover, they are required to strictly follow their organization's safety standards andregulations, and lead the way in preventing accidents in the workplace.

Work hours:Monday - Friday 7am-3pm plus some on call hours.

Duties include but are not limited to:

• Lead, develop, and manage a team of 6.
• Foster individual and team responsibility and accountability. Cultivate a team-oriented work environment.
• Proactive in inspecting and fixing maintenance equipment and ensuring the community is well-maintained.
• Walk and inspect building; proactively address maintenance issues and leaks.
• Inspect and diagnoses machine malfunctions. Repair and replace defective machines or equipment.
• Uses a wide variety of tools and equipment to ensure proper maintenance of machines.
• Record and document type and cost of repair work needed.
• Develop routine and preventative maintenance schedules; Oversee capital X maintenance projects.
• Conduct and review Engineer Inspection Reports; review maintenance readings and establish an action plan to resolve.
• Utilize BuildingLink software to review tickets and progress of work performed.
• Oversee vendor relationships; submit RFPs; review proposals; offer recommendations.
• Attend Board Meetings on an as-needed basis.

• Excellent communicator among the Maintenance team and General Manager.

Requirements

• Customer Service driven and team oriented.
• 5+ years of related experience with 3+ years of experience building and managing a 6+ person maintenance team are required.
• Experience in maintaining boilers, chillers, and cooling towers is required.
• Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
• Knowledge of OSHA worksite and personal safety requirements. Knowledge of State or local governmental safety requirements.
• Knowledge of company policies, procedures and forms.
• Time management and time critical prioritization skills.
• Self-motivated, proactive, takes initiative, and fosters accountability and responsibility.
• Excellent communication and follow-up skills (written and spoken) with conflict resolution techniques.
• Non-Typical office environment (frequent standing, walking, talking, etc.), both inside activities and outside activities.
• Overtime required (on-call, weekends, 24hr emergency, etc.)
• Bachelor's degree is ideal, not required.
• 1st and or 3rd class certifications are ideal, not required.
