Job Description
Action Property Management, the leader in community management, is seeking a full-time Chief Building Engineer to join our team at our luxury association, Century Plaza North Towers, located in Los Angeles.
Schedule: Monday - Friday 9:00 am - 5:30 pm
Compensation: $49.00 Hourly Plus Benefits
Summary
The Chief Engineer, under the direction and supervision of the Hotel General Manager and Regional Engineering Supervisor, maintains and repairs, or supervises the maintenance and repair of the building's common areas and equipment. The Chief Engineer is a trained responder to property emergencies such as fire, floods, earthquakes, and other disasters and will be available for emergencies after normal working hours.
Essential Duties and Responsibilities:
Responsible for maintaining, correcting deficiencies, and/or making repairs to all hotel areas within the building, as defined in the Hotel building's governing documents.
Mechanical Systems & Maintenance
- Establish, direct, supervise, and report on all maintenance activities to be performed at the Project.
- Monitor and maintain optimum performance of all Hotel systems to include mechanical, electrical/electronic, CCTV, fire/life safety, smoke control, access control/security, HVAC, and water circulation system, including coordination and interaction with necessary sub-contractors to ensure optimum performance of equipment.
- Train hotel Engineering staff as necessary on proper operation and maintenance of systems and equipment including fire/life safety functions, water shut-off, access control, etc.
- Plan and implement with approval, modifications, and improvements to Hotel systems.
- Obtain all permits or cause the inspection of all equipment as required by code.
- Schedule and oversee all City and/or State mandated inspections and testing of common area equipment such as annual fire/life safety system testing, elevator inspections and recall testing, etc.
- Ensure that Hotel is in compliance with all Fire/Life Safety inspections and repairs.
- Perform or cause to be performed all regular inspections of all equipment and common areas and prepare documentation of same.
- Ensure all emergency maintenance situations are handled timely and properly. Maintain a directory of emergency response personnel in the event of a flood or fire.
- Establish Hotel guest room preventative maintenance program.
- Oversee development and implementation of the preventative maintenance program for all kitchen and Hotel public area equipment.
- Oversee development and implementation of Annual Maintenance Calendar and review the accuracy of reserve study component inventory and repair schedules.
Vendor Supervision & Proposals
- Oversee the schedule and performance any and all onsite contracted Hotel services such as elevator maintenance, HVAC, fire/life safety, etc.
- Prepare reports on vendor performance & status for Management and Board.
- Supervise the movement of third-party vendors and material supply across the project.
Personnel
- Supervise and direct the activities of maintenance personnel, including the development of protocols for measuring staff performance, and performance of and participation in, staff reviews.
- Prepare and report on staff activities including maintaining a record of work order completion.
Miscellaneous
- Respond to inquiries and investigate and resolve problems related to hotel guest complaints in a timely and courteous manner.
- Obtain or create training maps and manuals related to fire/life safety, water shut-off, emergency procedures, and operations.
- Assist in the annual common area budget planning process and regularly monitor expenditures.
- Maintain an accurate inventory of Hotel-owned equipment and supplies on-hand for maintenance departments.
- Other duties may be assigned by the General Manager from time to time.
Experience/Qualifications
- Must be over 18 years of age and successfully pass a pre-employment 7-year criminal investigation and drug screening
- 5-7 of onsite high-rise Building Engineer experience in hotels or luxury property management. Must have general knowledge of high rise building mechanics, plumbing, HVAC, and electrical
- EPA 608 Certification
- Fire Life Safety Certificate
- Valid CA Driver's License
- Knowledge of Uniform Commercial Building Code
