Compensation: $90,000
Desired Skills and Experience
Qualifications- Minimum of ten years’ experience similar work environment.
- Minimum of five years' management experience overseeing large facility preventive maintenance programs.
- Knowledge and experience regarding occupational hazards of the electrical and mechanical trades, related safety precautions and considerable skill required for the installation, maintenance and repair of building systems and equipment.
- A high school diploma or equivalent education is required.
- Must be fluent in speaking, reading, and writing English.
- Must have excellent oral and written communication skills sufficient to effectively communicate with employees, management, and residents.
- Class A Engineering License issued by the City of Philadelphia.
- Preventive maintenance, condition monitoring, repair, installation, and modernization of all central systems.
- Ensures that yearly inspections of the fire alarm system, sprinkler system, generator, elevator, electrical system, etc. are completed as required by law or the Condominium Association.
- Immediately reports any malfunctions to contracted specialists and ensures that necessary repairs are addressed expeditiously.
- Maintains effective, timely and respectful communication and interaction with other employees, managers, and residents.
- Performs other administrative tasks including material ordering, inventory, and work scheduling.
- Collects and summarizes data for written engineering reports submitted for bi-monthly executive board meetings.
- Performs other duties and special projects as assigned.
- Develops and maintains professional relationships with various building vendors.
- Knowledge of all principles and processes involved in operating and maintaining central building systems.
- Knowledge of steam-related equipment including steam boilers to heat the building.
- Knowledge of a heat pump loop system with cooling tower to air conditioning the building.
- Provides excellent customer service to residents.
- Excellent organizational and time management skills.
- Expert computer skills, specifically in Microsoft Word and Excel.
- Ability to become an active and functioning member of a team.
- Expert communication skills to facilitate and disseminate information.
