Job Description
Experience:
10+ years of Building Superintendent experience. Building Maintenance System (BMS experience) mandatory, Black seal license and JCFD Fire Safety Certification a plus. Be able to work independently and work well with others. Be able to speak well and deal with residents delicately.
Salary range – Open for discussion; position includes a 2 bedroom apartment.
Responsibilities
- Perform daily life and safety inspections of the property and ensure that any and all deficiencies are immediately corrected and/or reported to the Management Office.
- Keeping the building clean and aesthetically pleasing
- Check public area doors and windows for security.
- Check for damage/debris and security of the roof.
- Check BMS system daily along with manually checks of the boilers and hot water heaters for
- Report all emergencies or repairs needed in the buildings, i.e., front door lock broken, broken hallway window, vandalism/burglary, etc.
- Delegating repair tasks to maintenance staff
- Perform random inspections of the work done by the maintenance staff and make sure that it was done properly.
- Handling repair works, such as fixing faulty pipes, changing locks and painting common areas
- Keeping all maintenance costs within the allocated budget
- Making sure every part of the building is compliant with safety standards and city regulations
- Report necessary work to be done by outside contractors.
- Maintain a record of when such work is completed, inspect work done by outside contractors. and keep records of all inspections/work done.
- Keep inventory of all building supplies (parts), report needs of necessary tools, supplies, equipment to efficiently Service and maintain the property.
- Report any evidence of pest infestation or related problems to management.
- Report any resident violations to management immediately (i.e., objects blocking hallways or fire escapes, destruction of property, etc.)
- Follow the preventative maintenance program
- Provide utility companies and vendors, i.e., plumbers, electricians, etc., access into basements and other areas as needed
- Expectation of the Super is to be on call 24 hours a day, seven days per week to handle and address any emergency.
- Oversee the entire maintenance operations.
- Assist management in any other projects.
- The Superintendent is required to attend training sessions (if applicable)
