Job Description
Job Title: Building Maintenance
Reports to: General Manager
Location: Long Beach, CA
Hours: 8:00AM – 5:00PM
Summary
The primary purpose of this position is to perform maintenance and repair functions to enhance the property and to maintain a safe environment for the homeowners.
ESSENTIAL DUTIES AND RESPONSIBILITIES (Deliverables)
- Changing of air filters in spaces where no fans or machinery are in operation.
- General cleaning of engineering spaces.
- Cleaning and painting of non-operating mechanical equipment, which has been shut down, locked out and tagged by Building Engineer.
- Perform general labor work as assigned by Building Engineer such as loading, unloading, moving materials and other tasks as assigned.
- Lamp replacement and cleaning of fixtures. This does not include repair or replacement of fixtures, electric cords, outlets or ballasts.
- Furniture moving, modular systems breakdown and set-up.
- Preventive Maintenance in all restrooms.
- Assist Building Engineers whenever needed.
- Follows quality system procedures.
- Drywall and carpentry repair.
- Plumbing fixture repair or replacement.
- Include the following when assigned by Supervisor:
Check and log readings of:
Boilers
Pumps
HVAC air handling equipment
Pools and fountains
Air compressors
Lighting systems
Kitchen equipment
Fire life safety
Emergency back-up generators
Must be able to drive to other locations as need arises

- Must be able to work with tools and perform minor repairs.
- Must be capable of being bonded.
- Basic knowledge of Microsoft Applications, especially Outlook, Word and Excel.
- Good written and verbal communication skills.

EDUCATION and/or EXPERIENCE:
- High School diploma or equivalent
- Must be able to communicate effectively in writing. Basic computer literacy required.
Language Skills
- Proficient in English.
- Bilingual in Spanish a plus.
Mathematical Skills
General math skills required.
CERTIFICATES, LICENSES, REGISTRATIONS
- Must possess a valid California driver's license and State mandated vehicle insurance.
PHYSICAL DEMANDS

- Must be able to lift 50 lbs.
- Must be able to sit for extended periods of time.
- Must be mobile enough to move around office and outdoor community, up and down stairwells and throughout the property.
- Must be able to hear in order to receive telephone calls and voicemail messages.
- Must have finger dexterity for typing/using a keyboard and to maintain/repair equipment.
- Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.
- Must be able to bend, climb, stoop, crawl, twist, walk and use their extremities including wrists and fingers.
WORK ENVIRONMENT
The work environment characteristics are onsite at a community property. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Hours and days to be determined depending on needs of association/client. May include overtime, weekend days/evening and/or holidays as required.
Consistent and regular attendance required.
