Job Description

Duties:

  • Complete daily checklist which will vary depending on the property.
  • Complete monthly, quarterly, simi annual, and annual preventative maintenance on all mechanical equipment including but not limited to, replacing faulty motors, replacing worn belts, grease fittings, change filters, cleaning coils, and reporting any issues to the property manager that require outsourcing.
  • Check with the property manager daily for any repairs that have been requested by the staff or the Association. Make repairs accordingly.
  • Order and pick up parts as needed for the continued operation of the mechanical equipment. Inform the property manager of all purchases and submit receipts.
  • Complete daily log of work performed.
  • Develop and maintain a professional, pleasant, helpful, and respectful relationship with onsite staff and all owners of the association.
  • Maintain a clean and professional appearance.

Requirements

Knowledge:

  • Must have a general understanding of boilers, chillers, water heaters, pumps, condensing units, split systems, fan coil units, MAUs, RTUs, AHUs, exhaust units, fire safety systems, plumbing, low voltage electricity, and pools.
  • Must understand and comply with all Cities Management, policies and guidelines, OSHA regulations, and local, state, and federal codes.
  • Understanding of building automation systems, a plus but not required.

Certifications and/or licenses:

  • Boilers licenses class 2-C or willingness and ability to obtain.
  • Certified Pool Operator or willingness and ability to obtain.

Experience:

  • Minimum 3-5 years of experience or apprenticeship with mechanical operation in multi-unit dwelling facility.
