Assistant Maintenance Manager - Allyson Gardens

WPM is looking for a talented individual to join our service team at Allyson Gardens in Owings Mills, MD! The Assistant Maintenance Manager will assist the Service Manager in their duties to complete daily maintenance operations for the property. They will assist the Service Manager in mentoring staff, scheduling contractors, managing work orders and resident concerns.Essential Functions:Perform electrical work such as: installation of lamps, ballasts and other electrical components in various types of fixtures; repairs on fixtures, switches, outlets, and circuitsAddress plumbing issues such as: backups, toilet repairs/replacement, installation of garbage disposals, replacing smaller pipes, faucets, stems, and other plumbing itemsPerforms carpentry work such as: door replacements, freeing windows, replacing or installing shelves, sanding and refinishing floors, installing siding and wood replacement sectionsReplaces broken glass, tile, carpet, screens, fixtures, appliances, and locksPrepares unit turns for move-ins. Assists with move-in and move-out proceduresMaintains cleanliness, order, and safety in maintenance shopAssists in outdoors grounds work, when necessary, including grounds policing and snow removalParticipates in on-call schedule for evening, weekends, and holiday coverageHas knowledge of painting and drywall repairsActs as a professional mentor to service staffAssists Service Manager as requestedRequired Knowledge, Skills, and Abilities:Demonstrated plumbing, electrical, or carpentry skills requiredMust be available on-call for emergencies on evenings, weekends, and holidaysValid drivers license and vehicle requiredAble to troubleshoot minor electrical problems within various types of fixtures and equipmentRequired to work on ladders, lifts to a height up to 85Education and Experience:High School diploma or equivalent3-5 years experience in site maintenance requiredHVAC certification preferredE-VERIFY NOTICES:E-Verify Participation (English): Participation (Spanish): to Work (English): to Work (Spanish): School or betterLicenses & CertificationsPreferredCert Apt Maint TechnicianHVAC certificationSkillsRequiredUsing hand toolsWasher/DryerHeating, ventilation and air conditioningelectricalCustomer serviceCoaching individualsCarpentryBasic plumbingAttention to detailby Jobble
